Payment Policy

Reservations are guaranteed upon payment of 50% of the total amount and using the chosen method of payment.
The reservation is guaranteed after receipt of proof of payment of these 50% by email to geral@mornahomes.com.
Failure to pay this amount leads to automatic cancellation of the reservation.
The remaining amount of the reservation will be charged in cash, bank transfer or MB Way at check-in. For reservations longer than 28 days, the reservation is secured upon payment of 30% by the chosen payment method.

Cancelation policy

The conditions for canceling the reservation depend on the advance notice of the respective communication:

– If it is up to 15 days before the check-in date, there is a full refund of the amount paid for the reservation.
– If it is within 14 days prior to check-in, 30% of the total amount of the reservation will be charged.
– If the guest does not show up on the day of booking, it is considered a “no-show”, and the amount of the first night will be charged.
– The guest already installed can interrupt their stay without the right to a refund.

Terms and conditions

I. Application scope

The terms and conditions contained in this document apply to the relationship between the potential guest, hereinafter referred to as the Client, and MORNA HOMES LDA, from the moment of the reservation request until the end of the stay. In situations that are not provided for in the Terms and Conditions, the applicable legislation is used.

II. Reservation policy

Reservations can be made by phone, email and via our website and Facebook, and the Airbnb booking engine.
Reservations by phone, email, website and Facebook are subject to availability.
After the reservation request, if the room is available, MORNA HOMES LDA provides a reservation transaction code.
MORNA HOMES LDA only guarantees the availability of the reserved housing to the Client.

III. Arrival and Departure

MORNA HOMES LDA makes the housing available at a time to be agreed between the parties.
Upon check-in, the guests must identify themselves and provide the receptionist with their identification document (identity card/passport).
On the date of departure, the Client will have to leave the dwelling unoccupied of people and goods and without any damages until 12:00. Check-in and check-out may take place outside the defined hours as long as availability is checked with MORNA HOMES LDA.
f the room is not vacated by 12 noon on the day of departure, without any justification or prior consent from MORNA HOMES LDA, a compensation corresponding to the price of one night will be immediately charged, with the Client only having the right to use the room during this period if there is availability. Otherwise, you will have to pay the compensation and leave the house as soon as possible. 
MORNA HOMES LDA does not have a 24-hour reception service. We appreciate that guests inform us of their arrival time. 
Upon check-in, you will be given a key ring with your room keys. If you lose one of the keys, you should contact MORNA HOMES LDA and immediately report what happened, the value of the key being charged to the guest. Keys must be returned at check-out.

IV. Terms of Use

Only the persons indicated in the accommodation booking will be entitled to use the accommodation. The temporary stay of visits to our guests is only allowed with the prior consent of the management of MORNA HOMES LDA. 
The Client and the accompanying person(s), if applicable, must use the room under the appropriate conditions, with care and consideration.
The Client and the accompanying person(s), if applicable, must treat other guests with consideration and respect the Regulation provided in each room. 
All damages, breakdowns and theft associated with the Customer will be charged, considering the value of the damage in question. Children under 14 years of age must always be supervised by an adult guest during their stay at MORNA HOMES LDA. 
MORNA HOMES LDA will not be responsible for personal belongings that may disappear within its facilities.The Customer must always close the access doors to the building, the door of the house and make sure that they are properly closed. In case of an emergency, the Customer must call the contacts provided in the existing regulation in the housing for this purpose.

V. Parking

At the time of booking, you should ask about the existence of parking in the reserved room and the associated costs.

VI. Animals

The accommodation of animals requires prior authorization from MORNA HOMES LDA and additional fees may apply.
The introduction, by the guest, of animals in the dwelling without authorization from MORNA HOMES LDA, allows the management to inform the Client of the obligation to leave without being refunded the amounts paid in the meantime for the availability of the room during the contracted period of stay.

VII. Noise

Between 11 pm and 7 am, activities that cause noise likely to annoy the neighborhood are not allowed, according to the General Noise Regulation.

VIII. Access to the house by MORNA HOMES LDA

The MORNA HOMES LDA team will have the right to enter the dwelling, during the Customer’s stay, to carry out cleaning, repairs and similar work.

IX. Price of stay and other prices

The price of the stay to be paid by the Client constitutes the consideration for the use of the accommodation, in the period between arrival and departure.
The total price of the stay will be charged per night, regardless of whether the Client used the room.
The applicable rates will be the agreed prices, or the prices established in the price list of MORNA HOMES LDA in force on the date of the reservation request. MORNA HOMES LDA will have the right to update prices, informing the Customer in a timely manner.
The rates and amounts indicated for the stay are all plus VAT at the legal rate in force, unless expressly stated otherwise.
Children under 5 years of age stay free of charge. From 6 years and up to 12 years old, there is a 50% discount on the extra bed.
MORNA HOMES LDA makes information and promotions available on its website.  
Offers and promotions are temporary and subject to specific conditions set. Specific payment conditions may apply to travel agencies, tour operators and other entities.

X. Payment conditions

Payment of the stay and extra services (extra bed) must be paid at check-in.
If the duration of the Customer’s stay is not specified, the price of the stay for each night must be paid by 12:00, the time of check-out. 
MORNA HOMES LDA accepts payments in cash, MB Way or by bank transfer.
Checks are not accepted.
Specific payment conditions may apply to travel agencies, tour operators and other entities.

XI. Claims

There is a complaints book in each dwelling
Any complaints or suggestions should be forwarded to management.
If there is a defect in the Customer’s housing, MORNA HOMES LDA has the right to opt for repair. Only defects likely to jeopardize the level of service and quality of MORNA HOMES LDA will be considered.

XII. MORNA HOMES LDA responsibility

MORNA HOMES LDA will be responsible for ensuring adequate conditions of hygiene, cleanliness and safety in the dwelling. 
MORNA HOMES LDA will not be responsible for personal belongings that may disappear within its facilities. 
MORNA HOMES LDA does not assume any responsibility for loss of data provided by the Customer in the event of electronic transmission of payment data, being only responsible if there is culpable action. 
MORNA HOMES LDA will not be liable to the Client in case of a delay in the availability of the housing in case of force majeure. Force majeure will be considered as those that make it impossible or more difficult to provide housing, such as strikes, blockages, natural disasters, accidents in the housing itself or in the accommodation.

XIII. Notification duty

In the event of theft, property damage, fire, flooding or other damage to the home, the Client must immediately inform the MORNA HOMES LDA team and do everything possible to help resolve the situation in question.

XIV. End of stay

MORNA HOMES LDA has the right to terminate the stay if the Customer does not pay the amount in due, as well as if the Customer exhibits any behavior that affects good coexistence, peace or hygiene. 
The Client may request the end of his stay at any time until 7:30 pm, to take effect from 12 noon on the following day.

XV. Data protection

The personal data of the Customer and his/her companion(s), if applicable, will be stored and processed by MORNA HOMES LDA and service providers, in accordance with the Law, for the services requested by the Customer and for advertising campaigns. 
The Customer will have the right to object at any time to the use of personal data for advertising purposes and must inform MORNA HOMES LDA. 
Unless otherwise specified, the Customer’s personal data must be deleted when the legal retention period ends.

XVI. General provisions

The Terms and Conditions regulate the Client’s stay at MORNA HOMES LDA and the use of the accommodation by the Client. The nullity of one or more of the above provisions does not affect the validity of the remaining provisions. The invalid provision will be replaced by the valid provision, the closest to the commercial and legal intentions of the parties or if this is not possible by the Portuguese legislation in force.
